Lifts in the UAE work harder than lifts almost anywhere. Forty-five degree summers, fine dust that gets into everything, and towers where a single car can make several hundred trips a day. Understanding what actually fails is the difference between a building that manages its lifts and one that reacts to them.
The short answer: door equipment causes the majority of breakdowns, heat in the machine room causes most of the rest, and dust accelerates both. A building cannot control its lift's age, but it can control machine room temperature, water in the pit, and how quickly small symptoms get reported.
Doors, by a distance
Ask any lift engineer where the callouts come from and the answer is doors. The car door operator, the landing door rollers, the sill tracks and the detector edge account for more failures than everything else combined, for a simple reason: they are the only part of a lift that moves every single time it is used, and they sit at floor level where dust and grit collect.
The symptoms arrive long before the failure. A door that hesitates, re-opens without reason, closes harder than it used to, or makes a new noise is telling you it needs attention. Reported at that point it is an adjustment. Left alone it becomes a door operator, and a lift out of service for however long the part takes to arrive.
Heat in the machine room
Controllers and drives generate heat and are rated to work within a temperature range. In a UAE summer, a machine room whose ventilation or air conditioning has quietly stopped working will exceed that range by the middle of the afternoon — which is why some buildings see faults that appear at two in the afternoon and clear by evening, and cannot understand why the engineer finds nothing at nine the next morning.
This is one a building genuinely controls. If the machine room air conditioning fails, treat it as a lift fault, because that is what it will become.
Dust
Fine dust settles on boards, in door tracks, on brake surfaces and inside ventilation. It does not usually cause a sudden failure; it shortens the life of everything and makes intermittent faults more likely. It is also why service intervals that work elsewhere are often too long here.
Water where it should not be
Lift pits flood more often than people expect — a burst tank, a blocked drain, a car wash on the basement level, condensation from poorly lagged pipes. Water in the pit reaches buffers, travelling cables and pit switches, and the damage is rarely cheap. A pit should be dry and should be looked at. If yours has standing water, that is a problem now, not later.
Power quality
Brownouts and switching transients are hard on drives and controllers. Buildings on generator supply should confirm the changeover is clean and that the lifts behave properly during a transfer, rather than discovering it during an outage with people inside.
Traffic patterns
A residential tower has two sharp peaks and long quiet periods. A mixed-use building with retail has a different profile again. Service intervals set from a generic template rather than actual usage will always be wrong in one direction: too frequent for a quiet building, and not nearly frequent enough for a busy one.
What a building actually controls
- Machine room temperature. Keep the cooling working and verify it in summer rather than assuming.
- A dry pit. Fix the source of any water immediately.
- Reporting symptoms early. Give residents and security an easy way to report a noise or a hesitating door, and pass those reports on. Most expensive failures were cheap two months earlier.
- Not propping doors open. Common during moves and deliveries, and hard on the door operator.
- Service frequency matched to usage rather than to a standard contract template.
- Reading the visit reports. If your provider notes the same item three visits running, that is a decision waiting to be made.
What it cannot control
Equipment age and parts availability. Once a controller goes obsolete, every repair takes longer than the last because parts come from salvage, and no amount of good housekeeping changes that. At that point the conversation is modernisation, not maintenance.
