Every building has a version of this story. The lift breaks down, a technician attends, it runs again — and three weeks later the same fault is back. Each visit seems cheaper than doing something bigger, so the cycle continues, sometimes for years. But there is a point where repairing an ageing lift stops being the economical choice, and recognising that point early saves buildings a great deal of money and disruption.

Why old lifts fail repeatedly

Most recurring faults on lifts past their mid-teens trace back to the same sources: obsolete controllers whose spare boards are no longer manufactured, worn door operators — the single most failure-prone assembly on any lift — and drives that were never designed for today’s duty cycles. A repair replaces the failed component; it does not change the fact that the components around it are the same age and heading the same way. That is why the faults migrate: doors this month, levelling next month, the controller after that.

The real cost of the repair cycle

  • Downtime. Every breakdown means hours or days of a lift out of service — tenants on the stairs, complaints to the building manager, and for commercial buildings, a direct hit to how the property is perceived.
  • Call-out accumulation. Individually small invoices add up to a figure nobody is tracking. Buildings are often surprised when they total a year of emergency visits.
  • Scarce parts. Once a controller is obsolete, parts come from salvage or long import lead times. Each repair takes longer than the last.
  • Safety drift. An old lift can be legal and still be far behind current safety technology — door protection, levelling accuracy, emergency communication have all moved on.

What modernisation actually is

Lift modernisation is not replacing the lift. The shaft, guide rails and often the car structure stay; the controller, drive, door operators, safety systems and cabin interior are renewed. The result is a lift that runs like a new installation — smoother, quieter, more energy-efficient and with parts that will be available for the next two decades — at a fraction of full replacement cost and with far less builders’ work.

When the maths tips toward modernisation

As a working rule, a building should get a modernisation assessment when any two of these are true:

  • The lift is 15 years old or more.
  • Breakdowns are happening more than a few times a year, or the same fault keeps returning.
  • Parts for the controller or drive are getting hard to source.
  • Ride quality is noticeably poor — jerky starts, inaccurate levelling, slow doors.
  • Tenants or owners are actively complaining.

The assessment itself commits you to nothing.
